Ministry of Education - School Infrastructure

Main contractor for Library Cladding Replacement at Tongariro School

2.1 Background
a. Based on the condition assessment completed by Andrew Golding dated 8 August 2024, the project is focused on improving the weathertightness performance of the Library building through remediation of the external building envelope.
i. The works include replacement of existing wall cladding systems, installation of new cavity-based cladding and associated flashings.
ii. Replacement of soffit linings, and reinstatement of affected rainwater goods and external building elements.
iii. These works are intended to address identified weathertightness deficiencies and improve the long-term durability and performance of the building.
iv. The recommended works are intended to improve the overall weathertightness performance of the building, address identified defects, reduce the risk of ongoing water intrusion, and protect the long-term integrity of the building structure.

2.2 Required Solution
i. Removal of the existing wall cladding to the framed external walls of the Library and installation of new cavity-based Linea weatherboard and Axon panel cladding systems, including new wall underlay, cavity battens, flashings, seals, fixings and associated weatherproofing components.
ii. Removal of asbestos-contaminated cladding panels and soffit linings in accordance with the applicable asbestos health and safety requirements, including off-site disposal at an approved facility.
iii. Installation of new soffit linings over the existing framing, with the existing framing made good as required to receive the new work.
iv. Existing windows, roofing, roof structure, masonry walls, internal layouts, finishes and building systems are to remain, unless specifically affected by or identified for alteration as part of the documented works.
v. The school will remain operational throughout construction. The Contractor will be required to securely isolate the work area with temporary fencing and maintain existing services and compliance schedule systems, and coordinate deliveries so they do not occur during class or break times.
vi. Known site constraints include working within an operational school, managing asbestos-containing materials, maintaining safe access and egress, protecting existing services and building elements, and verifying existing site dimensions, framing and conditions before commencing work.
