Lease of the Ocean Spa Facilities

The original hot sea water baths were widely advertised for their curative value and being especially beneficial for such complaints as sciatica, neuritis, lumbago, rheumatism, fibrosis, insomnia and nervous disorders. Over the years, the site was revamped a number of times and the pools are extensively used by the local community, including swimming clubs, surf life saving clubs and leisure swimmers.
Ocean Spa, as it stands today, was opened on 1st February 2003 with the existing building and pools replacing the previous pools that were still on site. The complex incorporates an outdoor swimming complex, sauna, gym and café:
Swimming Complex
• Passive Pool: a large, relaxation pool is heated to 37-38 degrees, accessible via steps including seated areas.
• Outdoor Spa Pools: jetted and un-jetted heated spa pools maintained at a temperature of 38-40 degrees, are 3 metres wide, including access via stairs.
• Active Pool: has a sloping depth to 0.9 metres, which is easily accessible.
• Lap Pool: 25 metre, 4 lane Lap Pool with a sloping depth from 0.9 metres to 2 metres, maintained at 26-28 degrees, not accessible.
• Toddlers Pool: sloping depth to 0.5 metres, easily accessible, unheated pool.

• Steam room
Café
• On-site established restaurant and café with on-licence. The perfect destination for those spending a day at Ocean Spa, or simply for a coffee or a bite to eat. In the evenings, The Café is available for private bookings.

The project encompasses the full extent of the Ocean Spa site, including land and associated assets and is bounded by Marine Parade to the West (North-South), and Marine Parade Beach connecting Napier with the Pacific Ocean to the East.

Adjacent properties include:
• Napier War Memorial Centre (South) – Excluded from the Scope of Lease
• Pacific Surf Life Saving Club (North-East) – Excluded from the Scope of Lease
It is intended that NCC will retain land ownership (the lessor) and will lease the land where the Ocean Spa complex is located to an external party (the lessee).
