The University of Canterbury (UC) Ilam campus covers 76 hectares in northwest Christchurch, encompassing many structures where the major development of the campus took place in the 1960's and 1970's. The integrity of roof structures is critical for protecting the buildings from the elements, in a condition permitting comfortable and safe occupation.
As buildings age and approach the end of their design life, the vulnerability to their components increases. The roofs become susceptible to either localised or systemic leaks. It is important to address the roof performance issues in a timely manner to avoid damage to further building components and to keep buildings in a safe and operational condition.
The understanding of the roofing materials performance has developed, and the range and the quality of roofing materials have changed since the buildings have been constructed. We would like to understand the limitations associated with the modern equivalent of like-for-like replacement and high-level alternative replacement options that may provide a better roof performance.
The knowledge of the roof systems design has improved, therefore the roof assessment shall identify any vulnerable design details associated with the common roof types (including guttering), similar to the ones present on the campus.
Overall, the University wants the assessor to identify the roof performance issues, their extent and the root cause. Secondly, we want to understand the urgency of the repairs and high-level repair options.
